Buying Land and Building a Home: Look Beyond the Land Price
A home built around your plans
When you cannot find the home you want, buying land and building can feel like the natural next step. It gives you another path to consider, whether you are looking in the Greater Seattle area or Idaho's Treasure Valley.
But there is an important question to ask before you buy: what will it take to turn this particular piece of land into a home?
In our video, "Buy Land To Build A Home," Joe Platz explains why building is not automatically less expensive than buying an existing home. The purchase price of the land is only the beginning of that conversation.
Start with financing and feasibility
Talk through the land purchase and construction financing before deciding what fits your budget. Do not assume the financing will work the same way as a purchase of an existing home.
Then look closely at the property itself. Its location, slope, soil conditions and water source are part of the feasibility conversation. The goal is to understand what the site needs before making plans around it.
Ask how the property will connect
Is public water available, or would the property need a well? Will the home connect to sewer, or need a septic system?
Power and internet connections also need attention. So do a driveway and access to the property. These are easy details to overlook when you are focused on a floor plan, but they belong in the budget from the start.
Include the work before construction
Site preparation and dirt work are part of the project, alongside the cost of building the home. Look at the land purchase, feasibility work, utility connections, access, site preparation and construction together rather than judging the opportunity by the land price alone.
The examples Joe shares in the video are a starting point for questions, not estimates for a specific property. Get current, property-specific information before relying on a number or financing option.
Talk through your next steps
Buying land and building may be the right fit for your plans. A clearer picture of the property and the full project can help you decide whether to take that next step.
