Be careful before you go to a new construction model.


Here's three things that I think everyone should know about new construction homes.


The first one is when you go to that new construction site and you meet that person there, that is a agent for the buyer. You need to know that the person in the model home is there to benefit the builder. They will not help you get the best deal. They will not make sure that you have the best final product. They will make sure that they get the builder another sale.


One thing that is often overlooked is that you should get a home inspection on a new home. In fact, after 20 years of helping people buy, sell and invest in real estate, I would tell you, you especially need a home inspection on a new home because things get missed, Subs, and different vendors, they just things get mixed up. I can tell you stories of like sewer lines not getting hooked up and the crawlspace a few months into homeownership being full of sewer, right. There's lots of reasons now that's an extreme one. But there's lots of reasons. Roofs are another big one that we see a ton.


You, as someone buying real estate, you really should have a buyer's agent. Most of the time, the cost the listing price of that new home includes the buyer agent fee. And what a buyer agent does is they will help you negotiate especially in the market of the moment. The very best incentives possible. They'll make sure that you do your due diligence on this large purchase that you're getting ready to make. And most importantly, they represent you not the builder, and they really kind of help ensure not kind of they really do help ensure that the builder and the builders representative do everything that they agreed to do. Sometimes things get kind of caught up in the moment and things get said and things are understood, or the perception of a promise is made and it doesn't show up in that complicated contract. And then the the builder the builders representative doesn't do what what the buyer thought they were going to do.


The number one mistake that I see people make is they just kind of casually drop by a model home. They might get kind of excited, and the builder representative kind of gets them into an agreement. I've seen all the tricks, I saw one where, we're going to list, we're going to increase the price tomorrow, we're you know if you don't take it right now then the person behind you're gonna take it and all these kind of like weird tactics and before they realize it, a person that's excited about buying a new home, and then the dream of a new construction home. They're in contract, and they don't have any protection. They don't have any representation. They don't have any advocacy. And they typically have made a non refundable deposit.


And so here's what I'm encouraging you to do.
